Jack Straw’s Lane is a development consisting of an 80 en-suite bedroom care home with new landscaping to enhance the existing verdant setting. The proposed development is a three storey building, plus basement, with a total GIA of 5,458sqm.

The building footprint is broken down to give the impression of separate houses and provide a residential scale to the development. Various pushing and pulling of the mass gives relief on the facades and further emphasises this design approach. As a result, the proposed building footprint fits comfortably into the surrounding context.

More specifically the accommodation to Marston Road has been set back and aligned to the existing street frontages to respect the established residential street scene. From Jack Straw’s Lane the accommodation is set well back in to the site to create the tree-lined processional route that is integral to the landscape design and to accommodate the operational requirements for parking.

The landscape design for Jack Straws Lane aims to create an accessible garden for elderly residents with a variety of external spaces to facilitate a range of functional spaces. The spaces range from open, interactive spaces for communal / group activities, to smaller, more intimate spaces designed to promote social interaction and to connect with nature. The scheme benefits from multiple balconies, enabling the residents to embrace the verdant setting throughout the building.

Following the local vernacular, the proposed development uses traditional materials to embrace the existing context and to respect the historic brick-making that once occurred on site. Continuing these familiar traditional materials in a mannered modern way, the development contributes to and continues to enhance the character of Headington.
