Originally master planned as three separate plots for mid-level residential product totalling approx. 600 units, Broadway Malyan undertook a series of pre-concept option studies with the client to evaluate and enhance the value of such a premium site in a truly unique and stunning location. Amalgamating the sites enabled far greater efficiencies of access, circulation, and parking as well as generating greater flexibility for the configuration of buildings to maximise their connection to the water’s edge and stunning panoramic views across the still creek waters to the iconic Burj Khalifa and the Downtown Dubai skyline.
The development has been planned carefully to not only maximise premium front-row views, but also to create extended vistas through from buildings located deeper in the plot, whilst at the same time ensuring that it still functions as a cohesive and vibrant mixed-use community with a real sense of place.
Building heights have been controlled to promote natural light for both homes and the residential community amenities, but also to create a strong and playful skyline, giving the scheme its unique identity amongst the luxurious waterside environment.
Following on from the successful completion of the pre-contract design stages, Broadway Malyan maintained its responsibility for the project by undertaking the design guardian role during the construction stages of the project.
