Crafting a sustainable, community focused neighbourhood

The regeneration of the Marlowe Road Estate in Waltham Forest is a transformative mixed tenure scheme that reinvigorates a key residential area connected to Wood Street. This exemplary project demonstrates our ability to create sustainable, community-focused urban neighbourhoods that benefit from local support and unanimous planning approvals through our approach to partnership working and joined-up design.

Stitch was responsible for the initial masterplan in 2016 and the design of the early phases. We then revisited the final phases to increase housing density while maintaining design excellence and community integration. Phase 2B3 provides 258 mixed-tenure homes, increasing the overall masterplan from 448 to 589 homes, with 43% affordable provision. The scheme features a careful mix of apartment blocks (4-8 storeys) and family houses (2-3 storeys), all set within richly landscaped public and communal spaces.

Following the successful mixed-use central plaza that has become the heart of the new neighbourhood, Phase 2B3 creates distinctive green streets and generous communal gardens, providing breathing space for this higher-density phase and a distinctive sense of place.

Since 2016, the proposals have been co-designed with the wider community and stakeholders, from the initial design of the central plaza to the later phases, which emphasised open spaces and green streets with pedestrian priority. The scheme for Phase 2B3 received unanimous planning consent in late 2022, with planning officers commending the design's strong placemaking principles, pedestrian-friendly streets, and thoughtful integration with earlier phases.

Now under construction as part of Broadway Malyan's global portfolio, this new neighbourhood exemplifies Stitch's commitment to crafting streets, community spaces, and homes that enhance urban living through joined-up design.
