Transforming an industrial riverside into a thriving Leeds community

Broadway Malyan has designed a residential-led mixed-use scheme comprising 1,840 homes, delivered on a 13-acre brownfield site, formerly known as City Reach, located between the River Aire and Kirkstall Road in Leeds.

The development will comprise 40% affordable housing, including social rented and shared ownership properties, and will feature a mix of one- and two-bedroom flats in buildings ranging from eight to twenty-eight storeys, together with a selection of three-bedroom townhouses.

It will also include 368 Build-to-Rent apartments centred around a dedicated amenity offer, along with retail units and space for creative industries and leisure facilities, creating employment opportunities for local people.

Plans include a food hall at the heart of the site, along with a riverside café and workspace. The scheme will also provide a new riverside walkway and park, as well as a footbridge across the River Aire linking to the Leeds and Liverpool Canal.

Sustainability will be central to the development, influencing both the design and energy use of the buildings. Active travel will be encouraged through secure cycle storage on site and a communal cycle repair hub, alongside improved connectivity to the city centre. The residential units will be designed to support home working and include private outdoor space.

The site masterplan aims to integrate the new development into its surroundings, capitalising on its riverside location. The design concept utilises simple materials, including brickwork and metal windows, carefully crafted with attention to detail to create high-quality buildings that are rooted in the site’s industrial heritage.
