The first phase, a gateway development adjacent to South Acton overground station, comprises 124 mixed-tenure homes arranged around a south-facing communal garden and a station square. The scheme frames a new station square, featuring the “South Acton Tree of Life” mural, which celebrates the area's history and community.
A new neighbourhood created with and for the local community
Stitch has been involved in the regeneration of the Acton Gardens estate in Ealing since 2012. Widely regarded as an exemplar of estate regeneration in London, we have designed three major phases of the masterplan, delivering 703 new homes that are now complete and occupied.

The second phase delivers 246 mixed-tenure homes that establish a new identity in the north of the estate. It transforms a once-isolated area of disconnected buildings into a vibrant neighbourhood characterised by clear street hierarchies, active frontages, and well-defined public spaces. The architectural approach uses a rich palette of brick tones, creating a subtle patchwork effect that references the area’s layered history while establishing a fresh identity. Building heights respond sensitively to context - rising to define key routes and spaces, while stepping down to harmonise with neighbouring properties.

The third phases provide 336 mixed-tenure apartments, houses, and maisonettes. The scheme creates a new street and enhances connections across the development, linking the Acton Gardens Community Centre with newly completed areas to the north. Set prominently between two large parks, the new homes in this phase provide an elegant backdrop to the neighbourhood’s green setting.
