Work set to start on Polish lakeside apartment scheme

The building permit has been granted for a high-end apartment development on the banks of Zegrze Lake to the north of Warsaw designed by Broadway Malyan.

The scheme is one of the first of its kind overlooking the man-made reservoir that is a popular destination for visitors escaping the Polish capital in the summer months.

Located on the south-facing bank of the lake on an escarpment gently sloping towards the water, the scheme will include 100 residential units ranging from studios to generous double storey apartments, two levels of underground parking, sport and spa facilities, a restaurant and a small marina.

Broadway Malyan’s Bartek Kumor, who is leading the project, said the apartments were designed to minimise their impact on the landscape while ensuring that each unit benefitted from their lakeside view.

He said: "The development is mixture of premium waterside apartments with superior panoramic views, studios and single storey apartments with double height living rooms and mezzanines and the fantastic location means that every apartment has been individually considered to maximise the opportunities offered by the beautiful surrounding landscape.

“The subtle design responds to the sloped terrain of the lakeside location so that the scheme is only partially visible at eye level and we have used a simple palette of materials: timber, black cladding and glazing to ensure that the development merges into the landscape.

“Internally the apartments will be of extremely high specification with a diversity of generous views across the lake, framed by either horizontal and vertical apertures made of fully-glazed walls to highlight the exceptional landscape while also maximising the natural light offered by their southern orientation.”

The development, which will be aimed at the second home and short-term rental market, will also include a swimming pool, squash court, a fitness room, spa, restaurant and café.
