​New office development tops out at TRX

A topping out ceremony has marked the completion of a new office tower development in Malaysia.

Menara Prudential provides 51,018 sqm of Grade A office space at the gateway to Tun Razak Exchange (TRX), a new international business and financial district in Kuala Lumpur.

The 27-storey tower is built and developed by IJM Corporation Bhd and will be home to Prudential Assurance Malaysia Bhd, with the company consolidating all its life insurance and asset management operations within the building as well as offering a walk-in customer service centre.

Designed by Broadway Malyan, the building comprises three triangular elements inspired by the tengkolok di-Raja, a Malay royal headgear.

Ian Simpson, director at Broadway Malyan, said: “One of the things we wanted to achieve was the creation of a building rooted in its context that would provide a real statement for the wider TRX scheme.

“For us, it is about how the tower interacts at the ground level, integrating with an open, inviting public realm that will welcome workers and visitors into the site and provide a feeling of quality throughout the arrival spaces.

“It is in these spaces that you can reflect the local culture in a meaningful way, and we have thought carefully about our use of materials, greenery, and the layout of the streetscape, so that we can bring a Malaysian style to the development.

“Prudential is a prestigious brand and this is a highly important scheme in Kuala Lumpur. It is fantastic to be involved and a great example of our capability in this sector.”

IJM Corporation Berhad Chief Executive Officer and Managing Director Dato’ Soam Heng Choon said: “We are excited to see this project take shape and to have reached this stage of the construction timeline.

“Reaching the top of this structure is a critical milestone for the construction team. True to IJM’s commitment to quality and delivery, the dedication and determination of the team are reflected in the great progress we have made.”

The building is LEED Gold certified and features a number of energy efficient and green measures including rainwater harvesting and recycling, low emitting glass and materials to reduce building heat and increase indoor environmental quality, and a building management system to optimise lighting and temperature performance.

A green verge including plantings, gardens, a terrace with dining and beverage options, and a connecting bridge help to connect the tower with the wider TRX development.

The building will be handed over in the first quarter of 2019 following the completion of the interior fit out.

TRX is a 70-acre development in the heart of Kuala Lumpur being delivered by TRX City Sdn Bhd. It comprises a number of towers with a mix of uses including office, hospitality, retail and leisure, and residential space.
