Green light for Build to Rent scheme

Proposals for a major new Build to Rent scheme on the outskirts of London have been given the go ahead by planners.

The redevelopment of the former British Food Manufacturing and Research Association site at Randalls Way in Leatherhead will deliver 214 new apartments next to the town’s railway station.

As well as the apartments, the scheme designed by Broadway Malyan will include a range of share facilities for residents including a lounge, communal courtyards and landscaped gardens, full time concierge and gym.

As well as providing affordable housing in line with Mole Valley District Council guidelines, Titan Property Developments will also provide £85,000 towards the construction of an off-site play area.

In line with the scheme’s sustainable transport aspirations, the proposals will deliver 112 residential and visitor parking spaces on site with a minimum of 20 per cent fitted with electric charging points as well as secure cycle storage for each home.

The design of the scheme is focused on addressing Randalls Way street scene with a large glazed lobby which affords views through the generous gardens and communal space within the centre of the development, which are also overlooked by external walkways that connect the apartments on the upper levels.

The architectural language of the project is clear, simple and understated with a restrained palette of bricks, metal cladding and railings, which responds to the local context and the proposed landscaping.

This landscaping includes community courtyards, green streets and native species edge areas, each of which comprise a variety of grassland, shrub and tree planting elements that combine to create a network of landscape corridors and a mosaic of open spaces that extend opportunities for wildlife throughout the entire development.
