Carrefour Property launches largest shopping centre in the Balearics

​ A major shopping centre designed and delivered by Broadway Malyan for Carrefour Property that has created one of the biggest retail developments in Spain has been launched on the island of Majorca.

FAN Mallorca Shopping is situated near the International Airport of Palma de Majorca and has seen the French retail giant invest €190 million in the project.

This Carrefour Property development, which includes a major extension to an existing shopping, is 170.000sqm with a total GLA of 65,000sqm. Along with the shopping centre, the scheme also includes a comprehensive leisure offer with an adventure park, cinemas and a major F&B offer.

Tenants at FAN Mallorca Shopping include a wide range of local, national and international brands with anchors including Mediamarket, H&M, Decathlon and Mango, who have opened there their biggest shops in the region, as well as other major names who are taking their first space in the Balearics such as Primark.

Jorge Ponce, who heads Broadway Malyan’s Madrid office, said the project had been six years in the making and reflected the latest thinking in retail design and completely reimagined the customer experience.

He said: “The original concept was for a very retail focused open air shopping centre but this has evolved over time and the finished design sets a benchmark not just for its scale and but also a unique leisure offer that embraces the idea of destination retail for all the family.

The design of FAN Mallorca is based upon a modern interpretation of traditional Majorcan architecture with elements of ceramic and stone and whitewashed facades integrating landscaping around a series of open air streets and squares.

As well as setting a new benchmark for retail in the Balearics, FAN Mallorca Shopping is also Carrefour Property’s most sustainable project to date.

To guarantee energy savings the scheme has adopted a range of initiatives that include thermic covering to reduce energy demand, efficient systems for transport and distribution of electric and thermic energy, and 350 photovoltaic panels on the roof that generate 100KWp power.

Recycling is another key feature adopted in the project with pavement aggregate and demolition concrete re-used in the construction while rain water will be used for plant watering and sanitation.

The landscape is inspired by the original Mediterranean vegetation that requires low hydric resources and state of the art LED technology has been naturally integrated in the architectural design to provide comfortable lighting effects.

Broadway Malyan is currently architecture partner of Carrefour Property in many projects in Europe, North of Africa, Asia and Latin America.
