Abu Dhabi launches masterplan aimed at supporting growth in affordable housing

A master plan created by Broadway Malyan for a new settlement aimed at middle income residents has been launched by the developer Aldar.

The Alreeman project is a 2.8million square-metre development in the Al Shamka area of Abu Dhabi featuring a range of residential and commercial plots that start at AED 690,000 or around £140,000.

The scheme, which is in a development zone and so open to foreign investment, was launched in mid-January and has already achieved sales of Dh1.6bn or around £330m according to a statement to the Abu Dhabi Stock Exchange.

The site, which is five minutes’ drive from Abu Dhabi’s main airport and around 30km from downtown, was previously earmarked as a centre for the motor trade before Broadway Malyan were commissioned to review the site for potential new uses.

A series of recent studies identified a growing deficit of housing for middle and lower income residents in Abu Dhabi, with the falling oil price and global economic pressures driving families to look for more competitive housing costs according to Greg McBride, associate director of urbanism at Broadway Malyan.

He said: “It is estimated that Abu Dhabi will need around 100,000 homes for lower income families in the coming years which is driving a desire to have a more balanced market that supports all ranges of income.

“The Alreeman project is a unique opportunity to create a complete city that could act as a catalyst for the development of new projects directed to an under-supplied section of the population and set a benchmark for middle income housing developments in Abu Dhabi.

“Our approach to the project was to create a destination where people want to live and visit with a mix of housing typologies and one that prioritised pedestrians and cyclists with connected public realm and democratically spread open spaces – just because the vision is affordable does not mean it is not desirable.”

The site is 281 hectares in total with a proposed residential population of 36,800 people and 1.7 million metre-squared of GFA. The masterplan includes 171 apartment plots, 49 employee housing plots, 786 residential villa plots, four schools and seven mosques.

The proposals include a linear, pedestrianised town centre activated with community retail as well as a large centrally located park to provide leisure and recreation space for residents. A main boulevard runs through the centre of the development that will be the site of a future LRT network, linking Alreeman with the rest of the city.

Greg added: “Urban sprawl is detrimental to the efficient functioning of modern cities and so compact developments like Alreeman offer an opportunity to create exciting and liveable new communities at a density that will allow them to thrive and reduce climate impacts.”

Broadway Malyan was the lead design consultant on the Alreeman project guiding and co-ordinating engineering, infrastructure, transport and environmental inputs with trusted partner consultants. It has also provided a set of architectural design principles that relate to building character, overall facade expression, colours, tones and materiality.

Broadway Malyan has a long and successful track record working with Aldar with leading projects including the Al Bandar mixed use development and Yas Acres, an integrated residential and lifestyle development that is a key part of the Yas Island District that includes the Yas F1 circuit.
