Broadway Malyan was appointed as planners, landscape architects and masterplanners to produce, for North Somerset Council, a masterplan, design codes and delivery plan to guide the development of approximately 9,000 houses at Weston-super-Mare.
To provide a robust basis for masterplanning, Broadway Malyan initially reviewed relevant planning policies and engaged with all relevant stakeholders including landowners, Council departments and statutory consultees. This structured process culminated in the production of a detailed land budget. We subsequently produced a masterplan which fused the land budget requirements with masterplanning best practice. A detailed set of Design Codes supplemented the masterplan to provide developers with guidance as to the form and quality of development required.
Crucially, having regard to planning requirements for deliverability, a Delivery Plan was produced, with inputs from Bruton Knowles and Gardiner & Theobold, to review and assess the financial viability of the proposed development and advise on a way forward.
This work provides the Council with detailed guidance to control future development in this area, and the Council intends to use this work as the basis for a Supplementary Planning Document.
