The City of Edinburgh Council appointed Broadway Malyan to work within a team creating a plan to regenerate Princes Street and neighbouring streets in the New Town, all located within the World Heritage site in Edinburgh. Broadway Malyan was briefed to work with the Council and Multi Development to prove the commercial case for the selective redevelopment of Princes Street, looking at the functionality of the area including buildings, streets, open spaces and infrastructure.

The design concept follows the analogy of 'a string of pearls' where each pearl represents a development block of the New Town. Each pearl generates its own character, its own comparative retail offer, its own sense of place. Greater permeability is afforded to each pearl with associated car parking providing much needed centralised facilities in the nearby New Town.
