Broadway Malyan was approached to develop a large scale residential-led development in the historic city of Baku, Azerbaijan.

With a site that offers excellent transport links and unobstructed views of the Caspian Sea, the development's design has been developed to exploit every opportunity available within the constraints of this unique site. The vision is to provide a complex that introduces a new cultural way of living to the local residents of Baku; providing them with larger living spaces, private and functional outdoor spaces, premium interior finishes and an unrivalled quality of construction.

The site's waterfront location allowed Broadway Malyan to develop a high-end residential development that maximised its commercial feasibility by introducing a podium level on which three residential towers sit. The podium levels are designed to house premium retail stores along the waterfront, food and beverage outlets and community recreation space. To maximise views of the Caspian Sea, and to maximise value, the three towers step down towards the waterfront. The tallest tower, at 33 storeys, sits at the rearmost part of the site, with the smallest tower, of 11 storeys, at the front of the site. While almost every unit has been designed to offer outside space, the ‘stepped’ design provides each penthouse with a approximately 600m² of terrace space. Each tower will feature a mixture of 1, 2, 3 and 4 bedroom units, with double and triple storey luxury penthouses sitting atop of each tower. The podium level also provides the development with large open spaces and the landscape design has been developed to maximise its use throughout the year with minimal maintenance costs.

The contemporary design uses high quality materials, water features, natural/artificial canopies to create shaded environments. All elements are designed to help dissipate heat during the summer and winds during winter months as well as creating an attractive space for residents.
