The Tavy Bridge Estate is part of Thamesmead, a 1970s town built in the Thames flood plain in south east London. The town is renowned for being 'built on stilts' thanks to its first-floor level deck access which unfortunately has resulted in a wide range of community and access problems.

Broadway Malyan was commissioned by Gallions Housing Association and Wates to prepare a masterplan and development framework for the estate as part of the first stage regeneration of Thamesmead in South London. Working closely with local residents we prepared a development framework, which eventually resulted in the demolition of most of the estate comprising 326 homes with the exception of two tower blocks, which are to be retained and refurbished. A key feature of the masterplan was the need to create a quality environment and public realm both to replace existing protected Metropolitan Open Land as well as to satisfy flood-risk and bio-diversity issues raised by the Environment Agency.
