The Beaufort Park site is located in the London Borough of Barnet and is the only part of the former Hendon Aerodrome to remain undeveloped. The mixed-use development comprises of 2,990 residential dwellings (Class C3), of which 50% will be affordable; approximately 10,870m² of Class A1, A2, A3 use; business (Class B1); hotel (Class C1); leisure and community (D1, D2) uses and driving test centre with associated landscaped open space, car parking and access arrangements.

At the centre of the scheme lies a series of interlinked open spaces. These present a sequence of varying and distinctive character areas experienced as one moves through the scheme such that an awareness of location and orientation is created. The spaces themselves will be recognisable urban landmarks - the major space to the west, the Market Square, forming links to Grahame Park Way and Aerodrome Road. Intersecting with this east-west ribbon at its centre, another broad entrance boulevard opens up additional views into the scheme from Aerodrome Road and terminates in another, smaller, residential square. Around this main framework, a further sequence and hierarchy of semi-private and private courts and residential access roads opens up.

In all, approaching half the site's area is given over to hard and soft landscaped open space to provide residential amenity space in the form of gardens, above the parking. These will be significantly large spaces offering the opportunity for each to have its own distinct character and provide for a range of uses from quiet contemplation and relaxation to observed and secure toddlers play areas in the centre of these sheltered spaces.
