The masterplan for the revitalization of East Village in Calgary, Canada, imagined by global architecture, urbanism and design practice Broadway Malyan on behalf of Calgary Municipal Land Corporation (CMLC), is set to be realised with the recent announcement of two major mixed use projects which combined will deliver 1.4 million sq. ft. of development and the first new development within the neighbhourhood in over a decade.
Acting as a masterplan advisor to Calgary Municipal Land Corporation, in 2009 the practice delivered a visionary masterplan for a mid-rise, mixed-use, amenity-rich, community in which 12,000 new residents would live. The East Village redevelopment project covers approximately 55 hectares of land in Calgary’s downtown core and sits on pristine land at the confluence of the Bow and Elbow Rivers.
Broadway Malyan’s London-based expert masterplanning team led the project and created a sensitive and desirable vision of a revitalized East Village – a new urban village – which incorporates existing buildings, addresses new pedestrian and vehicular connectors, and incorporates landscape features in a unique, compelling manner.
”The masterplan for East Village is a holistic vision which sets standards for streets, building types, size and type of development projects, and addresses the need for an active and engaging public realm,” says Susan Veres, vp, Marketing and Communications, CMLC. “To date, CMLC has invested $150 Million CAD in the redevelopment of East Village.”
The masterplan vision is becoming a reality as CMLC recently announced $650 Million CAD of private investment into East Village. Two world-class developer-builder teams have announced major multi-family projects for East Village.
Bosa Development Corporation and Embassy Development headquartered in Vancouver, British Columbia, will deliver a multi-phase, mixed use project called EVOLUTION. EVOLUTION will be synonymous with young, hip, smart design and will attract a population of young, well-educated working professionals who have a desire to be close to the action of downtown.
FRAM Building Group and Slokker Real Estate Group (FRAM + Slokker) of Ontario, in conjunction with Tricon Capital Group, are developing approximately 700,000 sq. ft. of mixed-use, multi-family development in East Village. FRAM + Slokker have extensive experience in conceiving and delivering award winning urban neighbourhoods across North America and Europe. Their project – entitled FIRST – represents the developer’s foray into the Calgary marketplace.
Broadway Malyan’s masterplan also received a boost recently when CMLC opened the 4th Street Underpass, which was designed by the practice in partnership with MTA of Calgary. The 4th Street Underpass is a major north/south vehicle and pedestrian connector which has created a new link between East Village and the Beltline Community which includes the Calgary Stampede Park grounds.
The practice’s Director of Urban Design Phil Bonds said: “The vision delivered by our expert masterplanners in partnership with CMLC has stimulated these enlightened development projects which are rapidly converting East Village into a vibrant urban village.
