Broadway Malyan completes masterplan for media hub in Malaysia

29 September, 2011

International architecture, urbanism and design practice Broadway Malyan has delivered the concept master plan for the GCD Media Village in Medini, Malaysia, which will support the new Pinewood Iskandar Malaysia Studios, a circa $130 million film and television production facility project which is expected to create over 3,000 jobs.

GCD Media Village will provide a home and catalyst for creative industries in the region as well support services for the future regional film industry, and it will be located in close proximity to the Medini Business District, which the practice is also masterplanning to create a series of new specialist business clusters.

The practice has also just completed the concept masterplan for the wider Medini project, which will create a series of mixed-use communities over a 1,000 hectare area, with new residential communities and resort hotels planned in Medini Living, the southern-most development zone in Medini, to maximise the hilly topography and views over the protected mangroves.

The practice’s team has delivered the masterplans for client Global Capital & Development, and has drawn inspiration from the surrounding landscape, which includes one of the largest areas of mangroves in South East Asia, and a beautiful waterfront.

Director of Masterplanning Ed Baker said: “The delivery of the masterplans is testament to close partnering with the client and wider project team, as well as the world-class skills, expertise and experience of our diverse team of expert masterplanners, architects and landscape architects.

“They will result in the delivery of a sustainable business community, and maximise connections with key catalyst projects already underway in the area, including the new Pinewood Iskandar Malaysia Studios, the University of Newcastle’s new medical campus, and future transport infrastructure.”

The Medini project is part of the larger Iskandar development plan, one of the Malaysian government’s key flagship projects covering an area of over 2,217 square kilometres and equivalent to three times the size of Singapore.

The projects are being led by the practice’s Singapore-based team, which is currently celebrating a series of major project wins in Malaysia, Indonesia, the Philippines, as well as across the wider Southeast region.

Work starts on Broadway Malyan’s major landmark scheme in Istanbul

28 September, 2011

Construction work has commenced on KoruFlorya, a major 280,000 square metre mixed-use scheme in the Florya district of Istanbul, Turkey, designed by international architecture, urbanism and design practice Broadway Malyan.

The scheme features 86,000 square metre of residential space, with 298 high-end dwellings and apartments, and 50,000 square metre of retail space, across a two-storey shopping mall, with 200 shops, and includes a health and fitness centre.

Following a direct commission secured with client the Aydinli Group, which has some 150 retail stores in Turkey and is one of the leading companies in Turkey’s ‘ready-wear sector’, the practice’s teams in Istanbul, London, and Singapore delivered the design for the shopping centre, façades for existing residential blocks, and landscape design.

Director Peter Vaughan said: “This project has drawn on the diverse skills, expertise and experience of our global design experts, close collaboration between our teams and partnering with the client, with whom we’re working on two other major schemes, as well as the wider project team on the ground, to deliver a new, landmark destination in Istanbul.”

The practice’s design takes inspiration from the close proximity of the scheme to local forests and the sea, is modern and minimal in style, and warm through materials and forms. Timber and local stone has been incorporated alongside earthy colours and soft shapes, to enhance the feeling of safety and comfort throughout the residential and the retail spaces. Sustainability has been prioritised through integration of the scheme with adjacent public transport links, as well as features such as a green roof.

The milestone an early success for the firm’s Istanbul-based team, with the practice having opened its 15th global office in the Turkish capital at the start of the month, following new project wins including a brief to design the world’s third-tallest tower at 571 metres.

Students move into Broadway Malyan’s £66 million Bournville College in the UK

27 September, 2011

The brand new £66 million Bournville College campus in Birmingham, UK, designed by international architecture, urbanism and design practice Broadway Malyan, and built by national contractor Shepherd Construction for developer St Modwen, has been handed over to the College and students.

The new 250,000 sq ft building and 4.2 acre campus has capacity for 15,000 students and will consolidate the College’s three existing campuses.

Salim Hussain, Associate at Broadway Malyan, said: “Our education sector experts have delivered a state-of-the-art Further Education facility that will provide students and staff with one of the most contemporary learning environments in Europe, following close partnering with stakeholders, including the College and Birmingham City Council.

“As one of the last of the major Learning and Skills Council-funded projects, the College has been designed as an assertive building to redefine the image of the College, maximise the potential of the landmark site and, as the first part of a wider masterplan, ensure the campus is a bold catalyst in the redevelopment and regeneration of the wider Longbridge area.”

The building is hinged around a dramatic linear central spine which houses classrooms. The spine links to ‘The Street’, which will act as the main social heart of the College, and provide a connection to the blocks around the perimeter which will be occupied by vocational study areas. The latter include glazed sections facing onto The Street, to provide ‘active frontages’ to passers-by.

Meanwhile, a Learning and Resource Centre, which will eventually face the new town square as part of the site’s masterplan, has been designed to present a strong welcoming image, with a fully-glazed façade wrapped by 34 huge glulam beams.

Peter Millett, Managing Director for Shepherd Construction’s West Division, commented: “We’re delighted to hand over the college. Not only will it provide fantastic modern facilities and a superb learning environment for the local community, but the building also symbolises a new era for Longbridge.”

Mark Batchelor, Construction Manager for St. Modwen, said: “The completion of this construction project is a huge milestone for Longbridge. The new Bournville College is a hugely impressive building and a real landmark for the area.

“However, while this project is now complete, we are also in the process of constructing 115 new homes and a Myplace youth centre here at Longbridge. Remediation work on the wider town centre project is underway and construction work is due to commence on the £70 million development before the end of the year.”

Norman Cave, Principal of Bournville College added: “This is a project that has been six years in the making from conception to completion. We’ve been waiting with anticipation for this milestone moment and are pleased about starting a new chapter in the history of Bournville College.”

First international shopping centre opens in China’s Hunan Province

19 September, 2011

The La Nova shopping centre has opened to the public, following a revamp to create the first major international shopping centre of its kind in China’s Hunan Province, with international architecture, urbanism and design practice Broadway Malyan acting as lead architect on the redesign of the centre, located in Changsha, the thriving provincial capital.

La Nova is owned by Bailian Ivanhoe Shopping Center (Changsha) Co. Ltd (‘Bailian Ivanhoe’), a 60/40 joint venture between Bailian Group, one of China’s biggest retail groups, and Ivanhoé Cambridge, one of the ten biggest real estate companies in the world.

Broadway Malyan’s Shanghai-based team oversaw the refurbishment, expansion and repositioning of La Nova. The 45,000 square metre centre is strategically located in Wuyi Square, one of the most vibrant shopping and entertainment districts in Changsha.

Jeremy Salmon, Director at Broadway Malyan, said: “This prestigious project has drawn on the diverse range of skills, expertise and experience of our Shanghai-based team of global design experts, who have partnered with the client and design team to deliver a stunning outcome. This repositioning will greatly enhance the popularity and commercial success of the centre.

“Despite the opening of many major shopping centres over the last decade in China, demand is still strong, driven by the dramatic increase in the pace of retail development, the maturing domestic market, the rise in the popularity of a shopping-based culture and a higher number of partnerships between established Chinese retail developers and overseas experts.

“This project is the perfect example of the exciting trends we are helping to shape in China, with a fascinating international mix of retail concepts. Given the increasing appetite for new developments and redevelopments, our multidisciplinary team is engaged in a series of major retail projects across the country.”

The project has seen the transformation of La Nova from a department store into a world-class shopping centre, featuring a full range of retail, dining and entertainment opportunities. It boasts 90 tenants on six levels, is anchored by a 15,000 square metre Bailian Oriental department store and a nine-screen PolyBona cinema, and features state-of-the-art facilities.

“La Nova is the first shopping centre in Hunan Province where consumers can find a broad selection of retail, dining and entertainment venues. Retailers were eager to set up shop in the redeveloped property, and customer response has been terrific,” explained Richard Vogel, Senior Vice President of Ivanhoe Cambridge China. “Twenty international retailers opened their first stores in the province here at La Nova, bringing a new, unique and stylish ‘mall life’ experience to the area,” he added.

With dynamic retailers such as Asobio, Bershka, C&A, H&M, Mango, Pull & Bear, Sephora, Starbucks, Toys ‘R’ Us and Zara, La Nova will be giving Changsha’s seven million inhabitants the opportunity to enjoy a new shopping and leisure experience with international flair.

Asia’s first fashion-branded condo rises out of the ground

13 September, 2011

The Milano Residences, an upmarket residential project in Manila being developed by one of the largest real estate firms in Asia, Century properties, has commenced on site.

Designed by international architecture, urbanism and design practice Broadway Malyan and with public space interiors by renowned luxury brand Versace Home, the towering structure will be a notable landmark within the award winning developer’s Century City masterplan, with completion scheduled for 2015.

The 53-storey tower will boast 340 flexible one to three bedrooms apartments, with prime units including penthouses, town houses and Italian-inspired ‘loggia’ lofts that feature private plunge pools and skygardens.

Prof. Jason Pomeroy, director at Broadway Malyan, said: “This is a major milestone in this prestigious and high-profile residential project, which has drawn on the diverse skills, expertise and experience of our global team of expert designers.

“The scheme demonstrates the emerging trend of luxury branded condominium living in Asia, with hospitality-type boutique facilities and concierge services set to become regular features of high-end residential developments in the region, and the increasing role of luxury brands in the added lifestyle value of such developments.”

Milano Residences has been designed to embody the character of traditional Italian spaces by fostering ‘indoor-outdoor’ living through the use of sky loggias, sky piazzas and sky terraces that are reinterpreted through a series of vertical skycourts and gardens that punctuate the tower. The Italianate references compliment the Versace-branded interiors, while ensuring the building retains a grounded and timeless quality.

Sustainability has been a key driver in the design, with a passive design approach that employs narrow floor plates and high ceilings optimise daylight penetration and further opportunities for natural ventilation.

The design also includes a green roof and an abundance of densely foliated vertical open spaces to help collect excess rainwater, irrigate planting within the building and reduce ambient temperatures. Meanwhile, materials have been selected on the basis of their environmental credentials as well as aesthetics.

Milano Residences is one of several high rise projects currently being designed by the practice within the Century City Masterplan, and reinforces the diverse and changing skyline of Modern Makati.

Broadway Malyan is currently delivering a wide portfolio of award-winning projects, including in the Philippines, Singapore and wider Asia region in support of the region’s burgeoning green building movement.

Team members such as Prof. Pomeroy are also advising prestigious organisations, such as the Philippine Green Building Council, on sustainability issues, and winning global awards for sustainability and sustainable design.
